Hines, a Houston real estate developer, and Krunsen-Douglas, a Tampa real estate holding company, have sold more than 150 acres in Pasco County to Ryan Homes.

The 153-acre residential parcel is in the Kinfield master-planned community at northwest corner of Interstate 75 and State Road 52. Ryan is planning to build a 556-home community on the site.

Hines, which sold the property along with landowner Krusen-Douglas, did not disclose a sale price and public records have not been updated.

The developer says construction on the Ryan community is beginning immediately, with the first homes due to be delivered within 14 months to 18 months.

The developers broke ground on the 785-acre mixed used Kinfield development in early October 2025.

A Hines spokesperson says in an email that the community was entitled in 2024 as a Master Planned Unit Development for up to 3 million square feet of light industrial space; 190,000 square feet of commercial space; 500,000 square feet of office space; a 250-key hotel; 1,550 multifamily and townhouse units; and 600 single-family detached homes.
