A developer is planning to build 100,000 square feet of office, industrial and warehouse space on Lakewood Ranch property purchased earlier this year.

Manatee Warehouses 2 LLC bought 12412 Rangeland Parkway for $4.15 million, according to Manatee County property records. Now Shawn Briggs — the Minnesota commercial real estate investor who manages Manatee Warehouses 2 LLC — is planning a three-building development at the site, according to a statement.

Tentatively called Rangeland Warehouses, the project will be a combination of warehouse, project and office spaces. Individual units are expected to range from about 1,650 to 9,000 square feet, featuring air conditioning, sprinklers, 20- to 30-foot clear heights, kitchenettes, windows, natural light and stucco exteriors, the statement says.

“We envision this project will be a great space for e-commerce businesses, showrooms, light distribution and businesses requiring flexible workspaces,” Briggs says in a statement. “We also believe the smaller spaces in the 1,650- to 2,500-square-foot range will be a great fit for auto/toy enthusiasts in need of storage space.”

Briggs is also behind Lakewood Premium Warehouses, about 2.5 miles away, a warehouse project located near the intersection of 44th Avenue East and Lakewood Ranch Boulevard. The 38,000-square-foot development from 4206 to 4216 Concept Court is fully leased and features amenities and finishes similar to those that will be offered at the Rangeland Parkway site.

Construction on Rangeland Warehouses is expected to begin in the first quarter of 2027, with completion projected for the first quarter of 2028.

Ian Black Real Estate partner Michele Fuller represented the seller of 12412 Rangeland Parkway, Bridge House Holdings LLC, in the land sale, which closed in April. Bridge House bought the 5.3-acre site in 2023 for $1.2 million, according to Manatee County property records.
