A Pinellas County property leased to Chipotle Mexican Grill has sold to an Indiana investor.

The property is at 7100 Park Blvd. in Pinellas Park at Belcher Road, just west of 66th Street. The buyer paid $4.9 million as part of a 1031 exchange.

According to Pinellas property records it was previously owned by an LLC tied to Tampa-based Clover Investment Properties, which paid $1.477 million for the then vacant land in 2025.

The 2,493-square-foot Chipotle sits on 0.75 acres across from a Publix, Sam’s Club and Lowe’s. The fast-casual chain is operating under a 15-year corporate backed triple net lease, says Marcus & Millichap, which brokered and announced the deal.

The buyer, the firm says, plans to hold the property long term for cash flow.

Marcus & Millichap’s Dominic Sulo and Ryan Nee found the buyer.
