Naples waterfront home sells for $27M — and 30% off the original list price

A waterfront home in Naples has sold for $27 million — about $12 million less than what it was listed for in January, a 30.7% decrease. 

The house is at 26 Second Ave. S. in the city’s Olde Naples neighborhood. The sale ranks as Naples' fourth-highest residential deal of the year, says Premier Sotheby's International Realty’s Village office, which quotes Multiple Listing Service data.

The other three homes were in Port Royal — 4296 Cutlass Lane, which sold for $55 million; 860 Admiralty Parade, which sold for $40 million; and 3440 Rum Row, which sold for $28.2 million.

(All those homes, per the data provided, also sold below the original asking price.)

The buyer of the just-sold four-bedroom, four full-, three partial-bathroom house was not disclosed, and Collier County property records have not been updated. The records show the previous owners were Robert J. and Mariann T. Macdonald, who paid $11.5 million for the property in 2017.

The house itself is 8,770 square feet and was completed last year. It sits on a 0.52-acre plot with 120 feet of water frontage. It was built using all concrete construction and sold “decorator-ready,” says Premier.

Among its features are elevator service to every floor, a 5,000-square-foot rooftop deck with beach views, two covered terraces, pool and spa, whole-house water filtration, generator, electric screens and shutters, and garage parking for six or more vehicles.

Premier’s Jordan Delaney and Ryan Frost represented the seller.
