Naples industrial property sells for $26.5 million

Naples Small Bay, an 83,607-square-foot small-bay industrial property, has sold for $26.5 million.

The property is at 4110-4120 Enterprise Ave., not far from Naples Airport. It sits on 5 acres and is made up of two concrete buildings with a total of 48 suites.

Colliers, which announced the deal and represented the seller, VentureOne Real Estate, says it was 82% leased at the time of sale with a tenant roster that includes 30 professional service, contractor and distribution businesses.

The buyer was Midtown Capital Partners, a Miami investment, development and asset management firm.

VentureOne paid $17.4 million for it in 2024 according to Collier County property records.

Prior to the sale, the property underwent some capital improvements including a thermoplastic polyolefin roof overlay, exterior enhancements and suite modernizations.

The property has 18-foot clear heights and six vacant suites.
