The Mister Car Wash property at 12561 S. McCall Road in Port Charlotte has sold.

The buyer is a private, Indiana-based 1031 exchange buyer that paid $6.01 million. The previous owner, a California LLC, paid $4.8 million for it in 2024 according to Charlotte County records.

Marcus & Millichap, which represented the seller and announced the deal, says the Mister Car Wash was built in 2022 and sits on 1.47 acres.

According to a LoopNet profile, there are 19 years left on a triple-net corporate guaranteed lease with 1.5% annual rent increases and options to extend.

Marcus & Millichap’s Dominic Sulo and Ryan Nee brokered the deal.
