A new members-only wellness club, with amenities that range from pickleball courts to an AI-driven “life extension medical center” will break ground in South Tampa early next year.
Developers Jason Kuhn and Sidd Pagidipati announced plans last week for The Bath & Racquet House — the latest of several new private wellness clubs coming to the Tampa area.
This one, though, aims to combine “wellness, sport, social lifestyle and longevity medicine in one destination.” The project is slated to begin construction in the first quarter of 2026 in a vacant lot at 201 S. Malcolm Court, near the intersection of West Kennedy Boulevard and South Dale Mabry Highway.
While total development costs were not immediately available, county property records show that a business entity connected to Kuhn, who owns Kuhn Automotive Group, purchased the 0.71-acre property in 2020 for $5.6 million. Pagidipati, his partner on the project, is an entrepreneur and partner in Ellison Development.
The Bath & Racquet House will offer more than 18,000 square feet of event and activity space. Amenities will include six indoor and outdoor paddle and pickleball courts, a full-service gym, a sports bar, “golf experience lounge” and flexible indoor and outdoor event spaces. A luxury spa will be equipped with thermal baths, saunas, “experiential rain showers,” and a med-spa treatment salon.
The property will also offer a “life extension medical center” where members can undergo genetic and biomarker testing, microbiome profiling, sleep study analysis and collect “data-driven advanced diagnostics” of their health through wearable devices.
“Our vision is to create a destination where health, community and innovation come together,” Kuhn says in a statement. “We are all looking to extend our lives, and more importantly, our healthy years. Our goal is to help make that a reality.”
The project team includes architect John Mistretta, former President of Las Vegas’ Wynn and Encore Resorts, Steve Weitman, Perkins & Will branded environments and design firm Pierre-Yves Rochon, or PYR.
PYR is known for its work in iconic hospitality, spas and wellness facilities including the Waldorf Astoria New York, Waldorf Astoria Beverly Hills and the George V in Paris. The Bath & Racquet House will be PYRs first project in the Tampa Bay area.
“The Bath and Racquet House seeks to take guests on a rejuvenating experimental wellness journey,” Amy Jakubowski, Principal and Managing Director at PYR, says in the statement. “A holistic approach to health integrating the principles of earth, air, water and fire. Through this holistic approach, guests find connection within themselves and with each other.”
