A student housing community near the University of Tampa is up for sale, and Colliers has been hired to represent the owner.
The community is the eight story, 150-unit, 576-bed Apella on Newport. The property at 311 N. Newport Ave. sits on 1.78 acres less than a half-mile from the campus and has two-, three-, four- and six-bedroom floor plans averaging 1,301 square feet. The property also has 303 parking spaces.
The firm did not disclose an asking price.
It is currently owned by Rochester, New York-based Commercial Street Partners. Hillsborough County property records show it bought the then vacant land in 2022 for $11.5 million. The developer refinanced the community, which was completed in 2024, for $97.45 million last year.
Collier says Apella on Newport was 96.56% occupied for the 2025-2026 school year and is 91.5% leased for the 2026-2027 school year with an average rent of $1,680 per month.
The University of Tampa is just off Kennedy Boulevard across the Hillsborough River from the city’s downtown.
