Fort Myers land sells for $20 million, 515 houses to be built

Lennar has bought 109 acres in Fort Myers, where it plans to build a new community with 515 houses.

The property is at the intersection of Littleton Road, U.S. Highway 41 and N. Tamiami Trail. The homebuilder paid $20.08 million for it.

According to a statement from Colliers, which represented Uniland Development Co., the community will be called Caloosa Commons and will include a mix of single-family houses and two-story townhouses. Prices will start in the mid-$200,000s.

The community is expected to have an amenities package that includes a clubhouse, pool and bathhouse, pickleball courts and a “tot lot.”

Lennar intends to break ground late this summer with home deliveries starting next spring.

Colliers says that the land was originally purchased by Uniland in 2024 as part of a deal for 135 acres with frontage along N. Cleveland Avenue, Littleton Road and N. Tamiami Trail. It then secured the entitlements and began marketing the property to numerous homebuilders.

Uniland paid $12.75 million for the full 135 acres.

With Lennar buying the 109 acres, Colliers says Uniland intends to use the remaining 25 acres for a planned shallow-bay industrial development. Construction could begin early next year.

The firm’s Dan Miller and Dan Rockenstein represented Uniland in the transaction. Colliers will also oversee the leasing of the industrial project.
