The developers behind a Naples shopping center currently under construction are starting to fill out the property's tenant roster. Barron Collier Cos. and Metro Commercial Development Group are building the 60,000-square-foot Winchester Center on Immokalee Road and Orange Tree Boulevard in Naples. The retail property will span 21 acres and has signed Sunshine Ace Hardware as its anchor. The hardware store will take up 22,650 square feet. The center will also include a three-story, temperature controlled self-storage facility, as well as a two-story NCH Immediate Care and Physician Offices. The other tenants to have signed leases are: Little Caesars Pizza; Anytime Fitness; Heartland Dental; Healthcare Network of Southwest Florida; Luxury Nails: Cold Stone Creamery; Orangetree Hibachi & Sushi; and Marutos Cuban Café and Bakery.
A piece of a Fort Myers shopping center has sold. The 2.07-acre parcel is part of the Winn-Dixie anchored Pelican Preserve along Colonial Boulevard near Treeline Avenue. The piece that was sold was a portion of an adjacent parking structure, says a spokesperson for LQ Commercial Real Estate, which brokered the deal. The Barclay Group, based in Tampa, was the buyer. It paid $2.21 million for the property. LQ says there are talks underway for a national fitness brand to build a 40,000-square-foot fitness center on the space. But the talks are farther along than the firm announced. EōS Fitness said Jan. 23 that it had signed a lease for a 40,000-square foot gym at Pelican Preserve. It will be the company’s first facility in Southwest Florida. The chain also signed a lease for a St. Petersburg gym at the Seville Shops shopping center near the city’s Skyway Marina District. The 38,392-square-foot space was formerly occupied by Bealls.
A 100-unit affordable housing complex has opened in Tampa. Casa Bel Mar is on 4003 S. Manhattan Ave. near Gandy Boulevard. It was built in 18 months and funded in part with $2 million from the city. Hillsborough County contributed $2.5 million as well. The four-story, mid-rise apartment building is made up of one- and two-bedroom units with 10 reserved for individuals transitioning out of temporary housing for the homeless. Five of those 10 units are available for direct referral from the city's outreach team. Rents in the complex will range from $895 to $1,400, with tenants who qualify not paying more than 30% of their income for an apartment. The money from the localities comes from the federal Home Investment Partnerships program, the block grant for state and local governments to build affordable housing for low-income households. City officials say there is a catch: as part of the agreement, Casa Bel Mar must remain affordable for a minimum of 30 years. The project was developed by Miami-based affordable housing developer Archway Partners, Signature Properties and the Tampa Housing Authority, along with the city and county.
GE Vernova is planning a $20 million expansion at two Grid Solutions facilities — one of which is in Clearwater. The energy manufacturer says the investment in the two facilities will lead to 260 new jobs. About $5 million of that money will go toward work at the local plant, which will create 75 jobs between this year and nex year, a company spokesperson says. GE Vernova produces capacitors and instrument transformers at the 190,000-square-foot Clearwater facility. The $20 million is part of a $600 million U.S. expansion the company is undertaking expected to create 1,500 factory and engineering jobs. Locally, and at a plant in Charleroi, Pennsylvania, GE Vernova plans to install what it calls “new assets” that will create additional capacity and improve productivity. The company says the investment in the facility is “critical to meet rising demand for critical high-voltage grid equipment.”
A Palmetto shopping center anchored by a Dollar Tree has sold. The building is at 1170 8th Ave. W. and houses the discount retailer as well as The UPS Store and a Pizza Hut. The buyer was Noble Crest Group, a Hollywood, Florida, investor that paid $2.67 million, according to Manatee County property records. A listing on the commercial real estate website Crexi.com shows the 22,068-square-foot building sits on .96-acres. It was built in 2005. The listing for the now-sold property did not disclose details on the tenants’ leases.
Development is underway on a mixed-use community sitting on 1,175 acres in west Bradenton. The development, SeaFlower, is on what was previously a flower farm. When fully built out, SeaFlower will include 4,000 residences, including multifamily, as well as 250 hotels and 350,000 square feet of commercial. The initial phase of development will include more than 1,000 homes as well as 600 apartments on 400 acres south of Cortez Road and west of 75th Street. At the heart of the first phase of development is a body of water called Lake Flores, which will be accompanied by a lakeside park and resident-only amenity campus called the Garden Club with a pool, fitness center, meeting hall, pickleball courts, event lawn and children’s play area. A 2.5-mile trail for pedestrians, cyclists and golf carts will connect the amenity center area with a nature preserve and dog park as well as the nearby SeaFlower Village Center, which is anchored by a 50,000-square-foot Publix. Three models are under construction by Pulte Homes, while other builder models are in the permitting stage. The first SeaFlower residents are expected to move in later this year.
