When a commercial metal roof begins to show its age, property owners are often faced with a difficult decision: replace the roof entirely or restore it with a proven roofing system. For Ditek Surge Protection in Largo, Florida, restoration provided a cost-effective solution that eliminated persistent leaks while extending the life of the existing roof.

The project involved approximately 46,000 square feet of roofing on an existing 19-year-old metal roof that had developed significant leak issues. Rather than undertaking an expensive roof replacement, the building owner selected a high-performance silicone restoration system designed to provide long-lasting waterproof protection while minimizing disruption to daily operations.

A dedicated six-person Unicoat Roofing Systems crew worked on-site for three consecutive weeks to prepare and restore the roof. As with any successful restoration project, proper preparation was critical. Every seam, fastener, and roof penetration was carefully sealed using premium silicone sealants reinforced with fiber, creating a durable waterproof foundation before the coating application began.

Once the preparation work was completed, the entire roof received a spray-applied 100% silicone roof coating. Silicone coatings are particularly well suited for Florida's demanding climate because they resist ponding water, remain flexible through extreme temperature changes, and offer excellent UV protection. By creating a seamless, monolithic membrane across the roof surface, the coating helps prevent future water intrusion while reducing ongoing maintenance requirements.

Quality control played a vital role throughout the project. Oversight was provided by Pro Roof Consultants, with owner Curtis Forbes personally visiting the job site every five days. During each inspection, both wet and dry mil thickness testing was performed to verify the coating met all specified application requirements. This level of independent verification helps ensure the roofing system performs as designed and provides the long-term protection expected by the building owner.

Upon completion, Unicoat backed the project with a 10-year labor and material warranty, giving the owner added confidence in the restored roofing system.

The timing of the project proved especially valuable. As Florida's rainy season arrived with heavy storms, the restored roof was immediately put to the test. The results have been exactly what the project was designed to achieve: all reported leak issues have been successfully resolved.

This project demonstrates how a professionally engineered roof restoration system can provide a practical, economical alternative to full roof replacement. By combining meticulous preparation, premium silicone technology, and rigorous quality assurance, Unicoat Roofing Systems delivered a durable solution that extends the life of the existing roof while protecting the building for years to come.
