Steiner Communities

Acquires Trade Winds

Buyer: TW Communities LLC (c/o Steiner Communities), Tampa

Seller: Carmel Parks

Property: 5917 14th St. W., Bradenton

Price: $2.1 million

Law firm on deed: Harrison Hendrickson & Kirkland PA, Bradenton

Plans, description: Tampa-based manufactured-home community company Steiner Communities LLC bought the Trade Winds Mobile Home Court. The purchase follows Steiner Communities acquisition in July of the Cortez Plaza Mobile Park, 616 Cortez Road W., Bradenton, for $1.5 million. Calls to Steiner Communities were not returned before deadline. The company mortgaged the mobile home park to Synovus Bank Tampa Bay for $1.69 million.

Halfacre owners

Plans, description: John and Jack Cox, CEO and president of Sarasota-based general contractor Halfacre Construction Co., respectively, purchased 3.5 acres comprising the former Temple Sinai synagogue on Kenilworth Street, west of U.S. 41 and near Bee Ridge Road.

Halfacre Construction recently built a new facility for Temple Sinai, off Proctor Road, Jack Cox says.

The Coxes plan to raze the temple and develop 17 residential lots called Kenilworth Estates. They have not yet decided which home builder, or how many, to sell the lots to.

"We are presenting it as really a turnkey lot, where we put in all the necessary infrastructure, sidewalks, sewer connections and retention ponds," he says. "There are three lakes there. It's just a super location. I'm actually planning to move there myself."

The Coxes mortgaged the property to Branch Banking for $2.78 million.

Office Outfitters

buys Venice building

Buyer: Office Outfitters Inc. (principal Kevin McCloud), Venice

Property: 881 E. Venice Ave., Venice

Plans, description: After purchasing the business from Office Liquidators three years ago, the owners of Office Outfitters have now acquired the 7,100-square-foot building as well. Kevin McCloud says: "It's a prime spot right on east Venice Avenue and the value has just been going through the roof there. We figured we might as well get it while we can still somewhat afford it."

The property is fully expandable to about 10,000 square feet, but McCloud doesn't anticipate expansion in the near future.

Office Outfitters Inc. mortgaged the building to Wachovia Bank for $350,000.

Plans, description: Leonard Garner's JRG Developments LLC purchased slightly less than two acres of vacant commercial land near the Interstate-75 ramp heading to the Prime Outlets-Ellenton on the southside of U.S. 301. "It is extremely visible," Garner says. " We are right between Walgreens and Applebee's (Neighborhood Grill & Bar). Pretty good neighbors to have."

Garner says he is looking for a restaurant or retailer to occupy the space.

"I would say that the highest and best use would definitely be a franchise restaurant or some kind of mixed retail," Garner says. Garner says the land should accommodate a 25,000-square-foot building.

JRG Development LLC mortgaged the property to Ferlise Holdings Ltd. for $855,000.

Renaissance Motor Cars

to open on Clark

Plans, description: Peter Fazio and Bryan McBrayer, owners of Renaissance Motor Cars, purchased a Clark Road auto dealership from Ogilvie Automotive. McBrayer, who owns Jag Sport, is also relocating his Jaguar sales and service business from Lime Avenue to the new facility.

The property, which is about 0.6 an acres, also houses a 4,288-square-foot building.

Fazio says that Renaissance Motor Cars will serve as an auto dealership for high-end vehicles and will also feature detail, service and maintenance facilities. Current high-end vehicles being touted for the dealership include: Lexus, BMW, Mercedes and Jaguar. The business will employ between 10 and 20 people.

Blaikie, partners buy land for Blackfin Landing

Price: $720,900

Plans, description: An investment group known as Blackfin Landing LLC purchased 2.36 acres of office/warehouse land. Michael Blaikie, managing partner for Blackfin Landing, says the group plans to build three buildings for a total of 32,310 square feet. "We are going to have a mix of sizes from about 1,500 to about 3,200 square feet," says Blaikie, who's also a real estate agent with Michael Saunders & Co. "These units are going to be about 40% office."

No sale or rental rate had yet been set for the space.

Halfacre Construction will be the general contractor for the three buildings. Blaikie expects construction on all the buildings to begin in January.

The development, called Blackfin Landing, follows similar projects Blaikie and partners have done in Tarpon Coast, Marlin Gate and Dolphin Chase.

• Great American Concessions Inc. purchased an office/retail building, at 909-919 S. Tamiami Trail, Sarasota, from Nokomis Land Co. for $1.185 million. Barry Seidel of American Property Group of Sarasota Inc. handled the transaction.

• Shiraz Investments LLC purchased general commercial land at 4420 S. Tamiami Trail, Sarasota, from Siesta Ices Inc. for $1.3 million. Barry Seidel and Michael Witt both of American Property Group of Sarasota Inc. handled the transaction.

• Seal Properties LLC purchased retail property at 4211 N. Tamiami Trail, Sarasota, from 4211 N. Tamiami Trail Inc. for $800,000. Barry Seidel of American Property Group of Sarasota Inc. handled the transaction.

• Goalen LLC, doing business as Lenny's Subshop, leased 1,540 square feet in a strip center at 3230 Clark Road, Sarasota, from JSA Properties. Michael Witt of American Property Group of Sarasota Inc. handled the transaction.

• SMH Radiology Associates PA leased a 1,700-square-foot office space at 1435 S. Osprey Ave., Suite 201, Sarasota, from Martin Management LLC. Barry Seidel of American Property Group of Sarasota Inc. represented the owner, and Michael Witt of American Property Group of Sarasota Inc. represented the lessee.

• Construction of a major roadway and utility improvement project on Webber Street is expected to begin within 30-60 days, after the Manatee County Commission this week awarded contracts totaling more than $13.4 million.

Woodruff and Sons Inc. of Bradenton was awarded $12.4 million for roadway and utility improvements, including the reconstruction of a two-lane road from Mapleloft Road to just west of Nodosa Drive, and construction of a new two-lane road from Mapleloft to Cattlemen Road.

Another contract for more than $1 million was awarded to Boyle Engineering Corp. of Sarasota for construction engineering and inspection services.

The construction project will be funded by the utility rates, the 5-cent local-option fuel tax and Communications Services Tax Revenue Bond proceeds.

• Sarasota Plastic Surgery leased 3,200 square feet in the old Mediation Center, on 2901 S. Tamiami Trail, Sarasota, from Cyril and Dominique Israileff. Jag Grewal, Rick Prather and Michele Fuler of Coldwell Banker Commercial represented both sides of the transaction.

• ATP Engineering leased 900 square feet of space at 7680 Matoaka Road, Sarasota, from Esprix Technologies LP. Steve Ross of Hembree & Associates represented Esprix Technologies, and Debbie Anglin of Ian Black Real Estate represented the tenant.

• IUPA has leased 10,000 square feet for its national headquarters in the RBC Centura building in downtown Sarasota, at 1549 Ringling Blvd. Lee Delieto of Michael Saunders & Co. represented the landlord and Steve Ross of Hembree & Associates represented the tenant.

• Rocky and Robert Smith's Universal Lumber Specialties purchased vacant industrial land at 3205 81st Court E., Manatee County from Prenez En Gre Inc. for $695,000. Universal Lumber, which purchased the property under the company name of Universal Real Estate Holdings LLC, mortgaged the property to Coast Bank Florida for $695,000.
