Fort Myers land zoned for single-family houses sold

In the week's top commercial real estate news, a Sarasota office property sells, an investor buys a low-income apartment complex in Tampa, and construction starts on a hotel at a Fort Myers mall.

Fort Myers

New York firm buys land zoned for homes

A 223-acre parcel of residential property in North Fort Myers has sold. The property at 18300 Leetana Road was bought by a New York based LLC tied to DW Partners. (The LLC shares an address with the alternative asset management firm and two of its officers are listed on the LLC’s March 31 filing with the state’s Division of Corporations.) It paid $10.5 million for the acreage just off Lynn Road near Interstate 75. The property was previously owned by another New York LLC that, Lee County property records show, paid $545,000 for in 1998. Christi Pritchett with LSI Cos. says the property was rezoned in 2019 for single-family estate lots ranging from 0.5 acre to 1 acre. Pritchett brokered the deal for the Fort Myers firm.


Construction begins on 115-room, Hampton Inn 

Vision Hospitality Group has started construction on a Hampton Inn on a 2.51-acre parcel it bought last year at the Gulf Coast Town Center in Fort Myers. The Tennessee hotel developer says the five-story hotel will have 115 rooms and amenities, including a fitness center and meeting space. Plans are for construction on the Hampton Inn by Hilton Fort Myers to be finished by summer 2027. Chattanooga-based Vision Hospitality paid $2.1 million for the property between Connors Steak & Seafood and LA Fitness at 17100 Royal Queen Blvd. and 10066 Gulf Center Drive. Gulf Coast is a 1.2 million-square-foot open-air mall just off Interstate 75.


Naples

Property including former L.L. Bean compound sells

A gulf-front property in Naples has sold for $37 million. One buyer purchased the property, which includes three parcels: 25 Fifth Ave. S., 45 Fifth Ave. S. and 470 Gulf Shore Blvd. S. The land was previously part of the L.L. Bean family compound, according to Premier Sotheby’s, which brokered the sale. The property was listed in January 2025 for $40 million. The seller is Ocean Breeze 131 LLC, which is based in Bonita Springs, according to state records. Collier County property records show it bought the property in 2024 for $31.5 million. The records have not been updated to reflect the latest buyer. James Bates and Maggie Ives of Premier Sotheby’s International Realty’s Fifth Avenue office handled the sale.

New York firm acquires low-income complex for $30M

Fairstead, a New York-based real estate company focused on affordable housing, has bought a 200-unit apartment complex in Tampa and plans a major renovation of the 53-year-old community. The firm’s purchase is of the Silver Oaks Apartments at 4200 Kenneth Court, just off of Hillsborough Avenue east of Interstate 275. It paid $30.7 million for the property and will spend another $24 million on making improvements. According to a statement announcing the purchase, the funding came from a Freddie Mac loan secured by Lument, tax credit equity from PNC Bank and tax-exempt bonds issued by the Hillsborough County Housing Finance Authority working with the Florida Housing Finance Corp. Silver Oaks was built in 1973 and is made up of eight three-story buildings sitting on 6.7 acres. Its apartment mix includes 33 one-bedroom units, 127 two-bedroom units and 40 three-bedroom units. There is also a community building on the property. The complex is governed by Section 8 and Low-Income Housing Tax Credit affordability restrictions, with all units reserved for households earning up to 60% of the Area Median Income, Fairstead says in the statement. The firm’s plans for Silver Oaks, it says in the statement, call for “extensive in-unit and exterior renovations to all apartment homes and shared spaces, designed to enhance operational efficiencies and elevate the resident experience.”

Tower's new owner leases 78,000 square feet

Just a few months after buying the 1 North Dale Mabry office building in Tampa, Enverra Real Estate Partners has completed six lease agreements for 78,000 square feet. That includes a mix of two renewals and expansions and four new leases. Atlanta-based Enverra bought the 13-story building late last year in a short sale. According to Hillsborough County property records, it paid $40.3 million and at the time committed to spending $4 million on upgrades now underway. The building is at the northeast corner of Dale Mabry Highway and Kennedy Boulevard, two of the busiest commercial corridors in the city, and less than a mile from Interstate 275 and the Midtown Tampa development. Lease terms were not disclosed.

The transactions include:

  • PCL Construction, a general contractor, has signed a renewal and is expanding to 20,977 square feet.
  • Marsh McLennan Agency, a professional services firm, has signed a renewal and is expanding to 18,008 square feet.
  • Manatt, Phelps & Phillips, a law firm, has signed a new lease and is taking 12,713 square feet.
  • Vault Risk Management, an insurance agency, has signed a new lease for 12,772 square feet.
  • Alvarez, Thompson & Smoak, a law firm, has signed a new lease for 8,557 square feet.
  • Esthetica, a medspa, has signed a new lease for 4,670 square feet.


Sarasota

A more than 9,000-square-foot office building and an adjacent duplex parcel have sold on a busy commercial corridor in Sarasota County. The property at 2030 Bee Ridge Road — a block east of South Tamiami Trail — was purchased for $3.6 million in a sale that closed April 29, according to SVN Commercial Advisory Group, which brokered the deal. The seller is 2030 Bee Ridge LLC, which is managed by Hermes Eraclides and Bradley C. Hall Jr., according to the Florida Department of State Division of Corporations. The buyer is Suncoast Empire Properties LLC, which includes Christina M. Dell and Alex C. Dell as members, according to state records. Alex Dell is the founding attorney of the Law Firm of Alex Dell, which has an office about 4.6 miles away, at 5632 Bee Ridge Road in Sarasota, and two locations in New York state. The firm plans to use the property as a professional office, according to a statement. Built in 1987 and fully remodeled in 2001, the office building on Bee Ridge Road spans 9,441 square feet. It has a new roof installed in 2024 as well as updated interiors and a resurfaced parking lot. Susan Goldstein of MSC Commercial represented the buyer. SVN's Mike Migone and Ryan McDonald represented the seller.
