Integraclick quarters in Sarasota come to market

Property represents one of the largest available blocks of new office space in the submarket

Sarasota-based commercial real estate brokerage firm Ian Black Real Estate is marketing a nearly 38,000-square-foot block of office space in the IntegraClick Professional Park for lease — one of the largest contiguous blocks of available Class A space in the submarket.

The 37,762-square-foot space — the majority of a 44,000-square-foot building at 5901 N. Honore Ave. — became available when tenant and IntegraClick online marketing subsidiary RevContent shifted operations nearby to space in the four-building Gateway Professional Centre.

Jag Grewal, an Ian Black partner who is marketing the space together with Broker Associate Amy MacDougall, says the two-story building is unlike anything currently on the market.

“It’s a huge block of space, an all-encompassing, headquarters building,” Grewal says. “It’s phenomenally appointed.”

Ian Black and owner JDL Development LLC, an entity created by IntegraClick founder John Lemp to acquire the building in late 2009, is offering the space for $19 per square foot on a triple-net basis.

The building’s amenities include an on-site fitness center with locker rooms; a full kitchen, outdoor seating area, game room and a spiral slide from the second floor to the first.

The building, part of a twin-office complex on 12 acres that JDL Development bought for $5.75 million from Michigan developer Burton Katzman Development, is also within close proximity to Interstate 75, a new Whole Foods Market-anchored shopping center on University Parkway and the Mall at University Town Center.
