Cape Coral senior community sold for $10.5 million

Atrium at Liberty Park, a senior housing community in Cape Coral, has been sold.

The 130-unit assisted living and memory care facility is at 1321 NE 24th Ave. A sales price was not disclosed, but according to Lee County property records, New York-based National Healthcare Properties paid $10.45 million for it.

The seller was American Lending Center, according to the Nashville commercial real estate investment services and technology firm Matthews.

The firm announced the all-cash sale and represented American Lending, which it says “sought to exit the senior housing sector.”

Atrium at Liberty Park was developed by Meridian Senior Living and opened in 2019. Before Matthews brought it to market, it was listed by Hilco Global.

According to that firm’s listing last year, the 120,500-square-foot senior facility features 135 beds: 108 beds for assisted living and 27 dedicated to memory care.

“The property is currently cash flow positive, generating approximately $2 million in annual revenue, and provides investors with immediate operational income,” Hilco wrote at the time.

Matthews' Noah Lindon, Matthew Wallace and Jonah Yulish brokered the deal.
