A distinctive property near downtown Sarasota has been listed for sale. The Planned Parenthood building in the Rosemary District is on the market for $10.38 million. At 736 Central Ave., the property spans 1.02 acres.
Spanning 25,778 square feet, the building is zoned downtown edge. It was constructed in 2008 and has three stories.
The first floor features a dual-entry reception area, large multi-use area, five large offices, a conference room and storage area as well as bathrooms. It also has a 1,020-square-foot retail space with 51 feet of frontage.
On the second floor are medical spaces like rooms for surgery, exams and recovery. There are also labs, waiting areas, nurses stations and a dining area for staff.
Past a reception area, the third floor is filled with offices, including a “very large CEO office with private shower and attached office for an administrator,” according to the listing. There are two large conference rooms, 12 cubicles, a large mailroom that could become more office space, bathrooms and an employee lounge with a balcony. Atop the building are solar panels.
On the premises, there are also 40 secure parking spaces. A 0.3-acre parcel next to the building that provides gravel overflow parking, at 700 Central Ave., is also being listed for $3 million. It is zoned downtown edge as well.
According to Sarasota County property records, Planned Parenthood of South Florida and the Treasure Coast purchased the site at 736 Central Ave. for $200,000 in 2003 and the property at 700 Central Ave. for $100 in 2012.
Eric Massey and Eric Barnes of MSC Commercial are marketing the listing.
The building has already attracted several potential buyers, according to Barnes, who says it was being shown privately off-market before it was listed on Monday.
For this type of property, Barnes says in a phone interview, "typical buyers would be government agencies, large medical practices, nonprofit organizations or a big corporate office." He adds that the building stands apart from others in the market due to its design.
"It has lots of natural light, lots of cool design aesthetics," Barnes says. "Inside, the architecture, the finishes — it’s definitely a step up from your normal classy kind of office building...and everything has been meticulously maintained."
Planned Parenthood, meanwhile, plans to move to another location next year, according to Planned Parenthood of Florida President and CEO Alexandra Mandado.
“As part of our health center optimization initiative, Planned Parenthood of Florida is relocating its Sarasota Health Center to better meet the needs of patients today and in the future,” Mandado says in an emailed statement provided to the Business Observer.
The current facility “reflects an outdated model of health care delivery and no longer aligns with how services are accessed and provided,” Mandado says. “Relocating allows us to invest resources more effectively, move closer to our highest-need communities, improve accessibility and create a more sustainable foundation for long-term growth.”
The organization has already secured its new location and is preparing for the site to open in spring 2027, Mandado says. She declined to disclose the location of the new facility.
