Potbelly plans at least 3 stores across Sarasota, Manatee

Potbelly Sandwich Works is planning to open three locations in Sarasota and Manatee counties between late this year and early 2027, according to SVN Commercial Advisory Group, which brokered the lease transactions.

A location at Fruitville Farms is anticipated to open later this year, off Fruitville Road in Sarasota County. Potbelly is targeting early 2027 openings in Bayshore Gardens and SeaFlower in Manatee County.

SVN Commercial Advisory Group Senior Advisors Matt Fenske and Tony Veldkamp represented Potbelly in those three leases as well as one at Sarasota Medical Center, across US 41 from Sarasota Memorial Hospital, where the restaurant opened in May 2025, replacing Tijuana Flats in a second-generation space.

“These locations reflect Potbelly’s thoughtful approach to growth in the Sarasota-Manatee market,” Fenske says in a statement. “The focus has been on securing highly visible, well-positioned sites in strong retail corridors and growing communities. We’re continuing to evaluate opportunities that complement these locations and support the company’s long-term expansion.”

Fenske and Veldkamp are continuing to pursue additional Class A locations for Potbelly in the market from 1,800 to 2,400 square feet. 

Headquartered in Chicago, Potbelly was founded in 1977 and has grown to more than 400 locations across 30 states and Washington, D.C. The chain is known for its oven-toasted sandwiches, soups, salads, cookies and shakes.
