A home that sits at the mouth of New Pass in Sarasota has hit the market for $7.99 million. At 1475 John Ringling Parkway, the property provides Gulf access with no bridges between its private dock and the open water.

“John Ringling Parkway is one of those Sarasota addresses where opportunities simply do not come along often,” David Liberatore of Premier Sotheby’s International Realty’s Downtown Sarasota office, who is marketing the property, says in a statement. 

“Being the only home currently available on the road immediately sets this property apart," Liberatore adds, "particularly when combined with its position directly on New Pass.”

Tucked on nearly 0.3 acre, the home features 143 feet of waterfront. It is in the Lido Shores neighborhood, near St. Armands Circle and downtown Sarasota. 

Spanning nearly 4,000 square feet, the house includes four bedrooms and four baths. Its first-floor primary suite features a shower overlooking the water, freestanding soaking tub, custom walk-in closet and dressing area. A second bedroom on the main level could serve as a guest room or private office.

Throughout the first floor, waterfront views are present, from the dining room and breakfast area to walls of sliding glass framing views of New Pass in the great room, which is anchored by a marble-clad linear gas fireplace.

The kitchen features walnut cabinetry, an oversized island, a walk-in pantry and a butler’s pantry. Nearby, a separate room for entertaining comes equipped with a wet bar. Upstairs, two en suite bedrooms are connected by a game room with fireplace and beverage station. Sliding glass doors lead to a 40-foot balcony overlooking the water.

Outside is a silver travertine terrace with heated saltwater pool and raised spa, outdoor kitchen and shower. A tropical deck leads to the dock, which has a 20,000-pound boat lift and 7,000-pound personal watercraft lift, as well as above and below-water lighting, shore power and water service. 

In recent years, the owner says there have been “significant improvements” to the house, including replacing three air-conditioning systems in 2023 and 2024, a first-floor renovation in 2022 and a new roof system and impact-rated windows and doors installed in 2021, according to a statement. The owner is Kyle D. Simmons, who purchased the home for $6.66 million in 2022, according to Sarasota County property records.
