Three-building complex sells in Clearwater

A 38,492-square-foot, three-building office complex has sold in Clearwater.

The property is just outside downtown at 1225-1243 S. Myrtle Ave. and anchored by OptumCare. Colliers, which announced the sale, did not disclose a purchase price but Pinellas County records show it sold for $4.3 million.

The seller, a Clearwater LLC, paid $3.26 million for the complex in 2007.

As for the buyer, according to the Florida Division of Corporations, it is an LLC managed by the Belleair Bluffs-based real estate investment firm Mavryk Capital Management.

The property was 97% occupied at the time of sale.

Colliers’ John Gerlach, Jake Gerlach and Cyndi Cushman represented the seller. The buyer did not use a broker.
