Report: Sarasota among top cities for office investing in 2026

Sarasota is among the top cities for those looking to invest in office properties in 2026, according to a report from commercial real estate site LoopNet. 

To identify how far office investment goes in each market, LoopNet reviewed more than 5,000 listings across 50 U.S. cities. After scoring the cities based on four metrics, Sarasota came in at No. 2. The analysis focused on income generated relative to acquisition cost, depth of available inventory, office employment trends and building quality.

“Office-using employment grew faster in Sarasota than in all but two other markets in the study, led by gains in the professional and business services sector,” according to LoopNet.

Sarasota saw a 1.1% increase in office-using trends year-over-year, the report shows. The two cities that showed stronger office-using trends were Reno and Las Vegas.

Another factor pushing Sarasota to its No. 2 spot in the rankings was the quality of its inventory.

“The city's market also skews toward higher-grade assets: it has the fourth-lowest proportion of Class C assets,” LoopNet says in a statement. About 28.1% of Sarasota’s office inventory is Class C. Markets with lower proportions of Class C spaces include Dallas, as well as Scottsdale and Tucson. 

Sarasota had the seventh-highest asking rent per square foot on the list, at $37.46. The only markets where asking rent was higher were Miami; New York City; Washington, D.C.; San Francisco; San Jose; and Los Angeles.

“While it is a smaller market with fewer overall listings, Sarasota offers strong underlying demand to offset its tighter asset pool,” according to the LoopNet analysis. There are 57 active office listings in Sarasota, according to LoopNet, with 0.6 listings per 10,000 residents.
