A custom-built home in Collier County sold for $16.5 million in late 2025 — a price the builder says was the most expensive home sale in Naples in December 2025.
The house, 2426 Indian Pipe Way, is in Grey Oaks Country Club, west of Interstate 75 and north of downtown Naples. The $16.5 million price was the full asking price, according to a statement from the builder, Naples-based Diamond Custom Homes.
The buyer, according to Collier County property records, is an LLC that traces back to the address of a Dubuque, Iowa law firm. The matching LLC in an Iowa secretary of state database, FLC3P LLC, is managed by Davin C. Curtiss, an attorney with the Dubuque firm O’Connor & Thomas at the same address. Curtiss, according to the firm’s website, is a personal injury and trial attorney who also practices business, construction, corporate and insurance law, among other disciplines.
Completed last year, the custom, two-level estate spans 9,712 square feet and is situated on a .65-acre southern-exposure homesite with sweeping golf course and lake views, the release states. Kukk Architecture & Design, Knot and Tide Interiors handled design and interiors, respectively, while Outside Productions Inc. was behind the landscape architecture.
“This home represents the level of detail, scale and livability today’s luxury buyers expect,” Diamond Custom Homes President Michael Diamond says in the release. “From the architectural planning to the execution of every interior and exterior finish, it’s a home designed to stand the test of time.”
The home includes six full baths and two half-baths, while, the release states, Additional spaces include a second-floor club room and study, a detached guest suite, second-floor suite and a five-car garage with additional storage.
