Pasco County retail center sells for $7.8 million

Promenade, a Pasco County retail center, has sold.

The three-tenant property is at 7605-7597 Triumph Ridge Point just off of Curley Road in Wesley Chapel. The buyer is a Tampa LLC. It paid $7.88 million in an all-cash deal.

The closing cap rate was 6.35%.

The seller is another local LLC, this one, according to state’s Division of Corporations database, with an address matching Harrison Bennett Properties. It paid $3.14 million in 2020.

SRS Real Estate Partners, which brokered the deal, says in a statement that the 9,222-square-foot center sits on 1.2 acres and was built in 2025. It is fully leased by Heartland Dental, GoodVets and Ann’s Salon & Spa. The firm says each of the tenants is operating under a 10-year lease with scheduled increases in place.

SRS’s William Wamble, Patrick Nutt and Connor Barton represented the seller.
