Sarasota condo project passes $40M in sales in 45 days

A condominium tower that has yet to break ground is already making an impact in Sarasota. 1000 Boulevard of the Arts surpassed $40 million in sales in its first 45 days, according to developer Kolter Urban.

When it is built, the 20-story tower will include 117 condominiums overlooking the Sarasota Bay, Quay Harbor and The Bay park. Floor plans range from one to three bedrooms, from 1,200 to more than 3,000 square feet. Pre-construction pricing begins at $1.5 million.

Conversion from reservation to contract began Feb. 1, according to Kolter Urban, and to build upon the forward progress, the developer is offering what it calls "selective pricing" on some units.

"We’ve identified six residences to align with the project’s momentum as the season begins to transition," Kolter Urban Senior Vice President Edwin Jahn says in a statement. The six residences, including some one-of-a-kind floor plans, will feature incentives through the end of April.

"For buyers who understand timing," Jahn says, "this is a unique opportunity that rarely presents itself.”

Amenities at the building will include a 24/7 staffed lobby, pool with splash lounge, dog park, club room, private dining room, coworking area, fitness center, movement studio and newsroom where residents can catch up on the papers in a salon-style atmosphere with beverage service.

1000 Boulevard of the Arts will also include a Hyatt Centric Harborside hotel and ground-level restaurant.

Located near the corner of Quay Commons and Boulevard of the Arts, the site for the condo project has been cleared, and developers are currently awaiting construction permits. In early February, the former Hyatt Regency Sarasota was demolished to make way for the new project.

Construction for the condominium tower is projected to begin in the third quarter of 2026. In a previous interview with the Business Observer, Jahn said that Kolter Urban was targeting the second half of 2028 for the completion of 1000 Boulevard of the Arts. 

The sales gallery for the project is at 50 Central Ave., Suite 100, in Sarasota. Premier Sotheby's International Realty is handling sales.

Recently, another Kolter Urban project in progress in Sarasota also saw an uptick in sales. Between mid-January and mid-February, the Ritz-Carlton Residences Sarasota Bay closed four sales totaling nearly $25 million, after the tower was topped off in December 2025.
