Strategic Property Partners, the real estate developer behind the Water Street community in downtown Tampa, recently announced several new businesses coming to the district.

Pasta Packs, founded in Tampa in 2020 by brothers Nic and Greg Bryon, opened a pop-up bistro on the ground floor of the East Cumberland Avenue parking garage. While the duo’s menu kits continue to ship nationwide, the bistro will focus on pasta-making classes and offer seasonal dishes.

Another recently started Tampa business, EMOTO Supply Co., has a retail store inside luxury apartment rental complex Asher. EMOTO’s new flagship location offers e-bikes, mopeds, motorcycles and a variety of accessories from brands like Rad Power Bikes, Land Electric Motorcycles and CLIP, to name a few.

Sip & Dry, a St. Pete-based blow dry bar that offers complimentary drinks with its styling services, opens its first Tampa location on Water Street this month. The company also offers scalp massages, scrubs, conditioning treatments, eyebrow tinting and waxing services, according to a statement.

New York based luxury mattress brand Saatva is also open in Asher, having opened in November 2024.

“Water Street Tampa was designed to be a place where residents, visitors, and workers can experience the best of Tampa’s creativity, wellness, and innovation," says A.J Velazquez, asset manager of Strategic Property Partners in the statement. "With Pasta Packs bringing a unique culinary touch, EMOTO Supply Co. championing sustainable mobility, Sip & Dry redefining self-care in a social setting, and Saatva elevating our focus on wellness, these new businesses reflect our commitment to creating a vibrant and thriving live, work, play community. Together, they enhance the neighborhood’s dynamic energy and provide even more reasons to visit or call Water Street Tampa home.”
