A new eight-story, 104-unit apartment building is now leasing near Tampa’s Water Street and Channel District neighborhoods.
The Residences at 801 East Whiting Street offers a mix of short-term and long-term rentals in downtown Tampa that began leasing Dec. 17 with a one-month free limited time offer, according to a release. The new rental community is managed by Tampa-based BendinRoad Development, in partnership with Landings Real Estate Group.
According to its website, floor plans range from a 388 square foot “expandable” studio apartment starting at $1,676 per month to a 542 square foot “expandable” studio starting at $2,413 per month.

Of the 104 apartments in the building, 78 come equipped with an Ori Cloud Bed sofa — a “new take on move-in ready,” the release says. The Ori Cloud Bed is a combination of a sofa and bed in one “technology-powered” piece. With the touch of a button, the Ori Cloud Bed floats up into the ceiling to reveal a living room sofa, the release says.
The building’s general contractor, Nicholas & Associates, is adept in the installation of Ori furniture systems, as well as in the construction of high-end multifamily developments, the release says. The firm was hired in early 2025 to bring the project to completion with its Tampa-based team. Nicholas & Associates was also the general contractor for the nearby NICHE apartment building opened in 2023, which also features Ori furniture in its 251 units.

The Residences at 801 East Whiting will offer 51 long-term rentals — 42 of which are studio apartments and nine one-bedroom apartments. The remaining 53 units will be fully-furnished apartments on floors two through five that are designated for short-term rentals.
Key to the building’s appeal, its developers say, is its location: next to the on-ramp for the Lee Roy Selmon Expressway, The Residences at 801 East Whiting Street is a short walk away from the Benchmark International Arena, USF Health, Publix and more.
