BUYER: Sarasota County Public Hospital District, Sarasota

SELLER: Harry and Olga Nikias

PROPERTY: 6331 S. Tamiami Trail, Sarasota

PRICE: $1.8 million

PREVIOUS PRICE: $2.5 million, February 2006

LAW FIRM ON DEED: Williams Parker Harrison Dietz & Getzen, Sarasota

PLANS, DESCRIPTION: The Sarasota County Public Hospital District purchased a 4,719-square-foot restaurant building for $1.8 million. The price equated to $382 per square foot.

The Sarasota Memorial Health Care System plans to use the building to replace a leased property that houses one of its urgent care centers. The facility, the Sarasota Memorial Walk-In Medical Center at Gulf Gate, currently leases 3,800 square feet in a retail center at 6130 South Tamiami Trail.

“This certainly has much better curbside visibility from U.S. 41,” says Frank Morgan, director of Sarasota Memorial's ambulatory care services. “It's a standalone facility so we won't be tucked away. It's also about 700 square feet larger so we can add three new exam rooms.”

Morgan says studies of patients using the walk-in clinic indicated the center's current location was not prominent enough. The replacement facility will feature in-house laboratory work and imaging.

SMH hired W.G. Mills Inc. and Tandem Construction Inc. to renovate the building. The goal is for the clinic to move offices before its lease expires at the end of July.

SMH operates three walk-in urgent care centers, including the Sarasota Memorial Care Center at Heritage Harbour and the Sarasota Memorial Care Center at University Parkway.
