Construction begins on $18M amenity campus in Parrish development

A national builder has begun construction on an $18 million amenity campus at a residential community in Parrish. 

PulteGroup recently broke ground on the Foundry Clubhouse and adjoining Wellspring Wellness Center within Explore by Del Webb North River Ranch — the first Explore by Del Webb community in Florida. 

Explore by Del Webb North River Ranch began welcoming residents earlier this year.

Del Webb — known for creating resort-style 55-plus communities — launched the Explore by Del Webb brand, which is designed for all ages, to appeal to a younger demographic. The developer decided to lift its age requirement following market research by its parent company, PulteGroup, revealing 40% of potential Del Webb buyers wanted the brand’s active lifestyle without the requirement of being 55 and older.

The 901-home community in Parrish's master-planned community of North River Ranch is the second development in the country for the Explore by Del Webb brand; the other is in Palm Desert in Southern California.

Anchoring the amenity campus at Explore by Del Webb North River Ranch will be the 17,300-square-foot Foundry Clubhouse, featuring food and beverage and entertainment options. Inside will be the Copper Barrel Bar & Grille, Cork & Key Wine Lounge, The Xchange Café, Iron Forge golf simulator lounge, a game room and other spaces for connection.

Adjacent to the clubhouse will be the Wellspring Wellness Center, including a variety of indoor and outdoor offerings to promote health and well-being. Inside will be infrared saunas with red-light therapy, a cold plunge, massage room, fitness center and movement studio. Outside, a swimming pool with cabanas, lazy river, shaded pickleball courts, yoga lawn, walking trails and dog park will also be available. 

Construction of the amenity campus is expected to be complete in 2028, according to the statement. 

“From modern social spaces and resort-style recreation to innovative fitness, recovery and wellness amenities, the campus will make it easy for residents to connect, recharge and enjoy more of what matters — right within their neighborhood,” Sean Strickler, president of PulteGroup’s west Florida division, says in a statement. 

New homes in Explore by Del Webb North River Ranch range from the mid $300,000s to $900,000s. They span 1,500 to 3,400 square feet.

Del Webb is a brand within Atlanta-based PulteGroup, one of the country’s largest homebuilders, with operations in more than 40 markets. In 2025, PulteGroup delivered more than 29,500 homes and generated $16.7 billion in home sale revenues.
