Sunshine Industrial Center, a multi-tenant warehouse complex in Pinellas County, has been sold to a Clearwater investor.

The property is at 6399 142nd Ave. N., just east of U.S. Highway 19 and north of Ulmerton Road.

The local buyer, KW Partners, paid $7.35 million for the small bay warehouse property, according to Marcus & Millichap. The firm announced and brokered the sale.

County property records show Geneva Group, the previous owner, paid $5.5 million for it in 2022.

The 56,597-square-foot property sits on a 3.9-acre lot. The two-story building was built in 1986 and features 10 12-foot, grade-level loading doors, two additional 12-foot dock-high doors and clear heights of approximately 16 feet, Marcus & Millichap says.

It is divided into 17 suites and since 2017 has seen more than $460,000 in capital expenditures. That includes a new roof which is under warranty until 2037.

The firm’s Douglas Mandel, James Defusto, Zach Levine and Cody Hershey marketed the property for the Geneva Group, and found KW Partners.
