358 affordable housing units under construction in Fort Myers

Construction of a 358-unit affordable housing community is underway in Fort Myers.

The property is the Waves at Colonial at 11800 State Road 82, just off Colonial Boulevard where it becomes Lee Boulevard.

The $112 million project is being built by Naples’ Onda Housing Group and developed along with Lee County, Citi Community Capital, Florida Housing Finance Corp., the city of Fort Myers and U.S. Bancorp Impact Finance.

The property will remain affordable for 99 years and serve households earning up to 60% of the area median income.

When complete, the community will have one-, two- and three-bedroom units. Onda says the apartments will feature high-end finishes and energy efficient appliances, and that its amenities will include a pool, playground, clubhouse, fitness center, covered outdoor seating areas, community grills and walking paths.

Onda, in a statement, says the community and the groups that came together to develop it “reflects an effort to overcome market challenges and expand access to high-quality, affordable housing in Southwest Florida.”

In addition to Waves at Colonial, Onda shows on its website several other projects in the works, including the 180-unit Bayshore Pines in North Fort Myers that will begin pre-leasing soon and the 230-unit Waves at Rose in Immokalee under construction.

Two other local communities are expected to break ground soon — the 378-units Waves at Chana in Fort Myers later this year and the 687-unit Waves at Richards in Naples next year.
