Tampa Bay among national leaders in coworking space growth

The U.S. coworking market has continued to grow at a steady clip in the first quarter of 2026, a new study shows. 

But for the first time in several years, growth in the Tampa Bay area has outpaced the national average — making the region one of the fastest growing coworking markets in the country. 

According to the report from Coworking Cafe, an online marketplace and directory for flexible working spaces, the number of coworking spaces nationwide increased by 3% at the end of this quarter to 9,136 and total inventory reached 163.94 million square feet. 

The Tampa-St. Petersburg-Clearwater area stands out among the top 25 fastest growing coworking markets, the the report shows. By the end of the first quarter of 2026, the number of coworking spaces in the region rose 13% to 135 — up from 120 spaces available in the last quarter of 2025. Total coworking inventory in the region increased by 9% quarter-over-quarter, to 2 million square feet.

“For the first time in several quarters, the biggest gains aren’t showing up in the gateway metros that have anchored every recent edition of this report,” the report's authors write. “Instead, they’re appearing in mid-tier markets where operators appear to be catching up to demand that has been building quietly for years.”

That demand is also echoed in pricing data collected by Coworking Cafe, which shows that the average monthly memberships for coworking spaces in the Tampa region increased from $200 per month at the end of 2025 to $220 in the first quarter of 2026, putting Tampa in line with the national median. 

Coworking continues to fill a growing share of the local office market, with shared space now accounting for 2.5% of the total office square footage in the region. That’s slightly above the national average of 2.3%, Coworking Cafe found. At the same time, the average size of those coworking locations dipped 3% to 14,790 square feet, which “may reflect the addition of smaller-footprint locations as the market expands,” the report says. 

Regus leads the coworking market with 17 properties in the Tampa Bay region, followed by You Are Where You Work with seven locations and HQ with five, the report found. Cohatch, Industrious and Signature Workspace each operate four locations in the region.
