An Orlando developer has unveiled a brand-new industrial complex in Lakewood Ranch that brings nearly 100,000 square feet of commercial space to the market.

Tavistock Development Co. recently completed the buildout of a 93,000-square-foot project consisting of two buildings on Lakewood Ranch Boulevard in Waterside. While it is in the final stages of permitting, the warehouse spaces are currently for lease.

The development at 4071 and 4075 Lakewood Ranch Blvd. includes two buildings: one that fronts Lakewood Ranch Boulevard, spanning nearly 40,000 square feet, and one behind it totaling more than 53,000 square feet. 

So far, one tenant has leased about 25% of the space. The tenant, a distributor, wishes to remain confidential and is expected to move in within the next 60 to 70 days, according to Skipper Peek, senior vice president of commercial sales and development for Tavistock. The tenant has leased 23,388 square feet in the larger building.

“We’re actively looking for prospects,” says Peek, who has already received interest from companies in light manufacturing, technology, regional distribution and high-end appliances, as well as athletic verticals, from indoor golf to paddleball. Some are seeking showroom-type space, he adds.

While Peek declines to disclose the cost of developing the two buildings, the property alone was $5.6 million. Through LLCs, Tavistock paid $2.8 million each for the two sites that house the buildings, Sarasota County property records show. It bought the properties from Lakewood Ranch homebuilder Neal Communities in deals that closed in July 2025.

In the months since then, the warehouses have come to fruition with the help of a team. Pape-Dawson handled civil engineering, Choate Construction built the project and C4 Architecture designed it. From the soffits to electrical to the roof to clear heights, Peek says, the developer considered details to add form and functionality to the space.

“This is as nice an industrial project as you’ll see," Peek says, "in terms of aesthetics.”


‘Most amenitized’

Another feature that sets the industrial product apart, Tavistock officials say, is its location, tucked in Waterside in the Sarasota County side of Lakewood Ranch.

Situated across Lakewood Ranch Boulevard from Grace Community Church, the warehouses are close to the Mall at University Town Center as well as apartments, daycares, restaurants and urgent care.

“This type of project in this type of community is … unprecedented,” Peek says. “The amenities are super robust.”

It is “probably the most amenitized warehouse project in Florida,” says Peek’s son, James Peek, who also works in development for Tavistock.

In addition, he notes that the safety rating at Waterside in Lakewood Ranch is better than in traditional industrial areas. “You don’t have to worry about employees walking out at night,” James says.


New territory 

Legacy industrial products are historically located along US 301, not places like Waterside, adds Skipper.

Being located by the interstate near “a lot of rooftops” makes the property appealing, he says, for business owners who want to reach their customers while storing and distributing goods as well.

“There’s very little industrial land along the I-75 corridor,” due to residential and commercial developments and wetlands, he says. “There’s a need for this type of space.”

Sarasota County in general is in need of more space like this, according to Josh Ewen, vice president of the Economic Development Corporation of Sarasota County.

“Demand for business park and industrial space in Sarasota County is strong and continues to grow; we are seeing interest from both local companies looking to expand and from companies outside the market that see real opportunity in this region,” Ewen says in an email, noting the EDC is helping to market the project. “At the same time, our most significant challenge to economic growth in Sarasota County is that we have constrained amount of supply of this type of business park and industrial space to capture that new business growth.”

Tavistock, while known best for its Lake Nona development in Orlando, is no stranger to developing in Lakewood Ranch. The company built The Green on State Road 70, home to businesses like Fresh Market and L.A. Fitness, in addition to the apartment complexes behind it. It also developed Bungalow Walk near Lorraine and University.

Says Skipper Peek: “We’d love to do more in the Sarasota-Bradenton area.”
