Minnesota investor buys fully leased Bradenton shopping center for $11M

A just-built retail property in Bradenton has sold for $10.97 million.

The property is Heritage Station at 7815 State Road 64, east of Interstate 75 and next to the Costco- and Target-anchored Marketplace at Heritage Harbour.

The buyer is a Minnesota private investor in a 1031 Exchange. SRS Real Estate Partners says the seller — and developer — was a joint venture between Atlanta-based SREG Commercial Real Estate Development and Bones Investment Group, a Tampa private real estate fund for professional athletes.

The 13,538-square-foot, two-building retail center sits on 2.89 acres. It is fully occupied with a tenant roster that includes Aspen Dental, Chipotle, Five Guys, Einstein Bros. Bagels and America’s Best Contacts & Eyeglasses.

It was completed earlier this year and, SRS says, is the first of several projects planned between it and SREG. 

The firm’s William Wamble and Patrick Nutt represented the joint venture.
