7 Gulf Coast master-planned communities among top 50 in US

Three master-planned communities on the Gulf Coast were among the 10 top-selling master-planned communities nationwide in 2025, according to a new ranking. 

Lakewood Ranch came in at No. 2 nationally, selling 2,085 homes in 2025. Babcock Ranch was No. 4, with 1,066 homes sold last year; and Wellen Park came in at No. 8, having sold 992 homes in 2025.

John Burns Research & Consulting compiles the annual list, which ranks the top 50 top-selling master-planned communities based on sales information provided by community developer and builder management teams.

Several other master-planned communities in the region also made it into the top 50 list: Mirada, north of Tampa, was No. 12; Two Rivers, northeast of Tampa, was No. 16; Ave Maria, near Naples, was No. 20; and Angeline, north of Tampa, was No. 27.

Leading master-planned communities prioritize spaces that bring people together and provide high-quality amenities, access to schools, security or controlled access and mixed offerings that appeal to buyers in multiple stages of life and a built-in sense of community, according to John Burns Research & Consulting.

Top 50 master-plan sales peaked in 2021 at 39,000 homes sold “as pandemic-driven lifestyle shifts combined with historically low mortgage rates boosted demand,” the consulting firm says. While sales have eased in the years since then, the firm says, they “generally” remain above pre-pandemic norms.

Nearly 33,000 buyers purchased homes from the top 50 master-planned communities in 2025, according to a statement, which says that was down about 4% year over year.

  3. Cadence; Las Vegas
  4. Babcock Ranch; Lee and Charlotte counties
  5. Sunterra; Houston
  6. Cane Bay Plantation; Charleston, South Carolina
  7. Silverleaf; Jacksonville
  8. Wellen Park; Sarasota County
  9. Summerlin; Las Vegas
  10. Bridgeland; Houston
