Builder to bring more than 2,250 homes to Southwest Florida

An Arizona-based homebuilder known for master planned communities offering “resort style” living announced plans Tuesday to bring two new communities to Southwest Florida offering more than 2,250 homes. 

National builder Taylor Morrison has finalized the purchase of two properties in Naples that will become the latest branches of its popular Esplanade lifestyle brand communities, where residents enjoy resort style amenities 

According to a release, national builder Taylor Morrison has finalized two land purchases in Naples with plans to build two of its popular Esplanade communities, investing more than $160 million in the region. 

One parcel will hold “Esplanade at Rivergrass,” which will include an 18-hole golf course off the Oil Well Road corridor in Naples, the release says. The other, “Esplanade at Kingston,” is located within the existing Kingston community in southern Lee County. Taylor Morrison is still working with developer Cameratta Companies to finalize the closing of the Kingston property, which is located off Corkscrew Road in Estero. 

Information on the exact cost of the properties was not immediately available, and county property records have yet to be updated to reflect the land purchases.  

“Esplanade’s hospitality-driven residential resort experience has greatly resonated with our Naples market, and we are thrilled to build on that success with two beautiful communities,” Cammie Longenecker, Taylor Morrison’s president of Resort Lifestyle Brand, says in the release. 

“Wellness is the foundation of every Esplanade experience and is purposefully woven into daily life through curated programs and services,” she says. “From culinary and fitness offerings to spa treatments, concierge support and engaging clubs and outings, our team creates personalized experiences that foster a meaningful, connected lifestyle.” 

The future site of Esplanade at Rivergrass is located 15 miles east of I-75 along Oil Well Road and will include an estimated 977 homes and condos. Located within the 34120 zip code, the community is positioned for easy access to downtown Naples and eastbound Alligator Alley, the release says. 

Esplanade at Kingston will be a 660 acre gated community of approximately 1,279 homes, condos and twin villas that will be located within the larger, 6,700-acre master-planned Kingston community. Cameratta Companies recently broke ground on that development, the release says, which is positioned along I-75 via Corkscrew and Alico roads. 

Esplanade at Rivergrass will boast an 18-hole golf course designed by C.W. Golf Architecture, the release says, while the Kingston development offers more than 3,300 acres of property dedicated to wildlife habitats and preserves. 

Esplanade at Kingston is tentatively planned to open for sales in late 2026, while Esplanade at Rivergrass is expected to begin sales in early 2027. Both communities offer VIP interest lists on the Taylor Morrison website

Both Esplanade communities come with resort style amenities including a wellness center with spa services; culinary center with dining options; large pool with a poolside Bahama Bar; tennis, pickleball and bocce ball courts; state-of-the-art fitness center; Bark Park dog parks; event lawn; extensive walking trails and more. 

Both also offer concierge-style services and events such as chef-led cooking classes, wine and beer tastings, custom salon and spa treatments, travel excursions and more. Troon, a global golf and hospitality management company, will provide all white glove services and manage operations, the release says. 

The two new Esplanade communities join three other existing branches in the Naples and Fort Myers region: Esplanade Lake Club in Fort Myers, Esplanade by the Islands in Naples and Esplanade at Starling in Punta Gorda. They are among more than 30 Esplanade communities located in Florida, Nevada, North Carolina, Georgia and California. 

Taylor Morrison reported $7.8 billion in home closing revenue in 2024, up 8% from the previous year. It had nearly 13,000 home closings last year with an average price of $601,000.
