American House Senior Living Communities has added a property to its already bulging portfolio. This one is in Fort Myers.
The Michigan company has taken over the management of what was formerly known as The Palms of Fort Myers and rebranded it American House The Palms.
The community is owned by Ventas Inc., which bought it in January. The Chicago company paid $20.59 million for the property, according to Lee County property records.
Ventas did not respond to questions about who the previous manager was and why it decided to go with American House.
This is the 14th Ventas property American House operates.
American House says in statement that the transition of operations, “ensures continuity of care, with the community’s experienced team members retained to uphold the high standards residents have come to expect.”
The company says that as part of its takeover it will implement its operational platform which includes culinary offerings, life enrichment programming and a “highly skilled” wellness support team.
Financial terms of the arrangement were not disclosed.
At 2674 Winkler Ave., the 218-unit facility is made up of 148 independent living, 47 assisted living and 23 memory care apartments ranging from studio to one- and two-bedrooms.
The property includes restaurant-style dining, a salon, fitness center, a bar/cocktail lounge, chapel and library.
With the addition of The Palms, American House now operates 12 properties in Florida, including, according to its website, one each in Zephyrhills, St. Petersburg, Sarasota, Naples and Estero. It operates two facilities in Bonita Springs.
It also has another community in Fort Myers, American House Fort Myers at 14001 Metro Parkway.
As for Ventas, the owns 1,400 properties in the U.S. and the United Kingdom according to its most recent earning statement released in February. That includes 850 senior living communities.
Its total revenue for 2025 increased 18.4% to $5.83 billion.
