A new 228-unit apartment complex has opened in Lakeland as developers look to meet growing demand for housing in fast-growing Polk County.
Hillpointe, a Winter Park-based real estate development and investment firm, announced Monday the grand opening of Pointe Grand Lakeland at 901 Patriot Drive. It is one of five apartment communities the company plans to open across Florida this year.
The development consists entirely of two-bedroom, two-bathroom apartments measuring 1,170 square feet. Units include quartz countertops, stainless steel appliances, soft-close cabinets, full-size washers and dryers, keyless entry systems and covered patios or balconies.
“Polk County’s population is nearing 850,000 and is projected to surpass 1 million by 2030, and Florida’s fastest-growing regions need the same standard of quality in their attainable housing options,” Steven Campisi, Hillpointe’s managing partner and co-founder, says in the release.
Polk County has emerged as one of Florida’s fastest-growing areas, drawing residents and businesses to its relatively affordable location between Tampa and Orlando. But the county’s expansion has also increased pressure on its housing supply and infrastructure, Hillpointe says in the release.
Hillpointe describes Pointe Grand Lakeland as “attainable housing” designed for the region’s workforce, but there are no income restrictions advertised. Monthly rental rates generally range from about $1,540 to $1,754, according to the development’s website.
Pointe Grand Lakeland’s amenities include a swimming pool with private cabanas, a 24-hour fitness center, a clubhouse, business center and outdoor grilling pavilion. The property also offers a dog park, pet spa, electric-vehicle charging stations, community-wide Wi-Fi and valet trash service.
The complex is adjacent to Lockheed Martin’s Lakeland offices and is a short drive away from Lakeland Linder International Airport, Florida Southern College and Publix Field at Joker Marchant Stadium, the spring training home of the Detroit Tigers.
Hillpointe manages more than $1.7 billion in equity capital, the release says, and has been involved in the development, construction and management of more than 18,000 apartment homes across the Sun Belt, with a capitalization exceeding $3.2 billion. The company, formed in 2018, develops, builds and manages its apartment properties and currently operates 45 communities with more than 12,000 units.
