Long-vacant Fort Myers building sells for $2.25 million

A Fort Myers medical office building vacant since 2023 has sold.

The two-story building is the former home of Orthopedic Specialists of SW Florida and, says NAI Burns Scalo, was sold to EE Properties Global.

The firm, which represented EE Properties and announced the deal, says the building at 2531 S. Cleveland Ave. was bought for $2.25 million in cash. It was previously owned by Valley National Bank.

The 37,960-square-foot building sits on 2.79-acres and has 450-feet of frontage near Lee Memorial Hospital and is less than a mile from downtown Sarasota.

According to the listing from Fort Myers-based LSI Cos., the building was built in 1981 and has undergone multiple renovations over the years. It has nearly 50 exam rooms and 30 private offices, as well as office and storage areas, meeting rooms, conference spaces and reception areas.

And, the listing shows, there is a detached single-story building that can be used for extra office or storage space.

NAI Burns Scalo says in a statement that EE Global plans to “reposition the asset and is evaluating multiple potential uses,” among those are medical, educational and office. The property's size, infrastructure and strategic location, the firm says, means it could fit multiple tenants or a single user.

NAI Burns Scalo’s Michael Curran represented EE Properties. The firm will stay on to market and lease the property.
