Construction is underway on an apartment complex that will bring more than 250 units to the central Bradenton market. Called Alton Sarasota, the project is being built by Kolter Multifamily, an affiliate of Delray Beach-based developer The Kolter Group.

The garden-style apartment community will consist of three and four-story residential buildings centered around a clubhouse. Floor plans will range from one to three bedrooms, spanning 765 to 1,248 square feet.

All 256 units will feature 9-foot ceilings, quartz countertops, full-size washers and dryers, and stainless steel appliances. Nearly every apartment will have a private patio or balcony. The clubhouse will contain a fitness center, coworking office space and a coffee lounge.

Located on 63rd Avenue near Prospect Road in Manatee County, Alton Sarasota will be about 3 miles north of University Parkway.

“Alton Sarasota reflects our commitment to creating communities that combine curated design with strategic locations," Kolter Multifamily President Jeff Quinlivan says in a statement. "This project offers residents the best of both worlds — proximity to Sarasota’s growing employment centers and easy access to its cultural and recreational amenities."

The first residents are expected to move in during winter 2026, according to a statement.

This marks the fourth apartment project for Kolter Multifamily in the area. Others include Alton Palmetto, which broke ground over the summer, as well as Alton Osprey and Alton Lakehouse in Lakewood Ranch.

Kolter Multifamily focuses on acquiring and developing rental communities near employment and shopping destinations in urban and suburban locations. According to a statement, it has sponsored nearly $1.6 billion of completed and in-process real estate projects in the United States.
