Tampa Gasworx project phase 2 leadership provide visual updates

Work is well on the way at the site of Gasworx, the long anticipated, long planned and long discussed massive 50-acre redevelopment just outside Tampa's Ybor City.

Gasworx, the 50-acre development project led by Darryl Shaw in partnership with Washington D.C.-based Kettler in the Ybor City neighborhood of Tampa, broke ground in 2023 and is currently in the midst of its second phase. On Friday project leaders shared updates of the work slated for completion next year and into 2027. 

Phase 2 consists of the construction of three buildings and the rehabilitation of a 28,000 square-foot brick warehouse. Parcels E1, E2 and E3 began construction earlier this year and will be completed in late 2026 and early 2027.

Parcel E1 is a five story building that will have 18,000 square feet of retail space on the first floor and 140 residential units. Parcel E-2 is the transformation of a 28,000 square foot warehouse that will become a marketplace and also feature a newly constructed office building. Parcel E-3 is a 10-story building that will also also have retail space — 29,000 square feet — and 376 residences. 

“It’s all right here,” Kettler Managing Director Graham Tyrrell says, noting what excites him most about the project. “With the park and the restaurants and retail and warehouse building, the ability to sort of hop on the streetcar or get on the bike trail and kind of go downtown, get to the River Walk, you know, just really explore all of downtown Tampa is really cool.”

Part of Phase II is literally laying the groundwork: $40 million of infrastructure is invested into utilities, roads and overhead electric for this portion of the project.

The construction crew has unearthed several types of glass bottles as they dig two feet into the ground underneath the warehouse project. Chero Cola, center bottle, debuted in Columbus, Georgia in 1910 according to the Columbus Collectives Museums. It would eventually be rebranded as Royal Crown (RC) Cola.
