Charlotte County in real estate rebound mode

CHARLOTTE COUNTY — Ashley Bloom, a commercial real estate broker and land expert for Sperry Van Ness, says the Charlotte County market is amid a solid comeback.

Bloom, according to a release, has closed multiple land deals in Charlotte County in the last few months that cover 320 acres, with more activity underway. The most recent closing was of a 25-acre waterfront property on Peace River.

Bloom is SVN's National Land Product Council Chairman. “All the data and market indicators we are tracking are pointing to the Gulf Coast as a rapidly improving market,” Bloom says in the release. “From what we are experiencing, especially in Charlotte County, we believe the market is in the initial stages of an upward trajectory of growth. We anticipate this growth to continue during 2015.”

There are other signs of a comeback in Charlotte County, past Bloom's deals. For example, single-family building permits are up 37% in Charlotte County over the prior year, SVN says, and home prices in the county are up 7.4% over the prior year. Also, Bloom says regional and national homebuilders have reported all-cash sales in more than 60% of the transactions, another good sign. “These positive indicators in single-family assets for Charlotte County are what we would anticipate early on as a market begins to grow,” Bloom says.

Sperry Van Ness Florida has more than 20 offices across the state, including locations in Tampa, St. Petersburg, Sarasota, Bradenton, Naples and Fort Myers.
