TAMPA -- Carter Validus Mission Critical REIT Inc. acquired Peachtree Data Center, a wholesale data center located in Atlanta, for $94.75 million.
The building sits on 3.1 acres of land, and offers 338,000 square feet of commercial space. The property is currently 100% leased by six tenants, including three Fortune 500 companies, Carter Validus says.
Because of the secure nature of the operations taking place at the data center, Carter Validus says the tenants wish to remain anonymous. But the REIT does say the tenants carry an average remaining lease term of more than 11 years.
“We believe the quality of the tenants in the Peachtree Data Center combined with their remaining lease terms and the capital investments in their spaces will help provide stable and predictable income for a very long time,” said Carter Validus REIT CEO John Carter.
Carter is vice chairman and principal at Carter & Associates, a commercial real estate firm with 400 associates. He is also on the board of directors at GulfShore Bank, a Tampa-based institution founded in 2007.
As of Sept. 30, Carter Validus reported $41 million in assets through a filing with the Securities and Exchange Commission, including $30.5 million in net real estate holdings. In July, the company acquired a 20,000-square-foot data center in Richardson, Texas, for $28.6 million.
