Accutek Packaging Equipment expands to Cape Coral

PLANS, DESCRIPTION: The Chocholek family purchased 12.03 acres with two large warehouse buildings in the East Cape Commerce Center for $1.61 million.


The price equated to $133,416 per acre.


The property features a 43,283-square-foot building, a 37,009-square-foot building and 6.5 acres approved for the development of another two buildings. At the time of the sale, 20% of the space in the buildings was occupied.


The Chocholek family, which owns and operates Vista, Calif.-based automated-machinery manufacturer Accutek Packaging Equipment Cos. Inc., plans to occupy most of the larger building.


The company is going outside of California primarily because of the state's tax issues, according to Darren Chocholek. He says the business owners are owed hefty tax refunds from the state that haven't been paid in years.


“We expect to add 50 to 100 jobs (in Cape Coral) over the next few years,” he says. “It takes a while for us to ramp up.”


The Chocholeks expect to renovate both of the buildings before the summer.


Chocholek says the business originally tried to move to Florida in 2003 and 2004. “We would come out two or three times a year, but if a building was still available by the time I got back (to California) the owner wanted more money for it,” says Chocholek.


Jerry Messonnier, Bob Johnston and Derek Bornhorst of Grubb & Ellis | 1st Commercial represented the buyer. Richard Clarke, also of Grubb & Ellis | 1st Commercial, represented the seller, an affiliate of Busey Bank.
