Statewide sales of existing homes and condos increased 4% and 12% by volume in December 2010 compared to the same month a year ago. But median prices fell 5% and 17% over the same time frame according to Florida Realtors.
In the Tampa-St. Petersburg-Clearwater metro area, 2,754 existing homes were sold in December, a 17% over-the-year increase. The median price for those sales was $126,100, down 8%.
The Sarasota-Bradenton market saw an 8% increase in sales activity, with 945 homes sold in December against 872 from the prior year. The median home sale price was $156,800, down 6% from a year ago.
Fort Myers-Cape Coral home sales were down 11%, from 1,487 to 1,322. The median sale price was $92,500, down 2%.
The same trends held in sales volumes for condos; sales in Tampa Bay and Sarasota were up (17% and 5% respectively), while Fort Myers sales were down (7%). But while median sale prices fell in the two more northerly markets, the median price for Fort Myers condos rose 6% over the year, up to $128,200.
Fort Myers was one of only four metro areas tracked by Florida Realtors to show an increase in its median sale price for existing condos. However, its price gain is likely the most significant of the four; while 431 condos were sold in Fort Myers, the other three price-gaining metros (Ocala, Punta Gorda, Tallahassee) combined for just 63 transactions.
