European investor group buys medical office building

BUYER: CAM Plantation LLC (principals: Martin Klingenberg and Hana Kutilova), Naples


SELLER: Gulf Coast Medical Park LLC


PROPERTY: 13770 Plantation Road, Fort Myers


PRICE: $3.42 million


PREVIOUS PRICE: $2.73 million, April 2009

PLANS, DESCRIPTION: An international investment group purchased a 17,000-square-foot office building in Gulf Coast Medical Park for $3.42 million.


The price equated to $201 per square foot.


The investor group, through CAM Plantation LLC, are made up of Czechoslovakian and Irish investors. Gulf Coast Medical Park developer Magnus Karlstedt constructed the building for the investors through his firm, MK Construction.


The ownership group hired Jim Garinger of Colliers Arnold's Fort Myers office to lease the building.


Naples attorney Martin Klingenberg, who manages the local affairs of the investment group, says this purchase is the first time the group has paid to have a building constructed.


The same investor group owns Cambridge Square Office Center, a medical and professional office building at Pine Ridge and Livingston roads, in Collier County


Gulf Coast Medical Park is adjacent to the 349-bed Gulf Coast Medical Center.


The purchase entity mortgaged the property to the developer and former owner Gulf Coast Medical Park LLC for $1.23 million.
