PLANS, DESCRIPTION: An investment partnership purchased the 39,874-square-foot Riverside Center for $3.25 million.
The price equated to $82 per square foot.
The three-story building was built in 2008 for Riverside Bank, but was never occupied. The Federal Deposit Insurance Corp. shut down the bank Feb 13, 2009.
Fort Myers orthopedic surgeon Dr. Ed Humbert of Joint Implant Surgeons partnered with Bonita Springs eye surgeon Dr. Stephen Laquis and his wife/practice director Nicole Laquis to buy the building. The partners, through the OH10 LLC investment group, will covert the building into medical offices.
Laquis will take 7,500 square feet on the third floor and Joint Implant Surgeons will occupy 9,000 to 10,000 square feet on the second floor. The remainder of the building will be leased out.
“It's a larger space for both of us,” says Nicole Laquis. “We will be more than doubling. Dr. Humber is leasing close to 2,500 to 3,000 square feet now, so he will be expanding immensely. We liked the location and the price.”
Adds Laquis: “It was a very long drawn out process going through the several bidding sessions, but we made it though.”
The ownership group says Fort Myers-based Stevens Construction Inc. will do the interior build out of the shell. The doctors hope to move to the building by December or January.

The purchase entity OH10 LLC mortgaged the property to Florida Gulf Bank for $2.6 million.
