Canadian firm buys Conquistador Village

PLANS, DESCRIPTION: Ottawa-based Osgoode Properties purchased the 174-unit Conquistador Village Apartments for $6 million.


The price equated to $34,483 per unit.


The 177,538-square-foot property features a clubhouse, laundry facilities and a pool and a sundeck. It also has a sand volleyball court, a car-care center and a playground. Built in 1986, the complex consists of 12 two- and three-story garden apartment buildings.


The apartment's former owner had the roofs and stairwells replaced in 2005 and 2006. Federal rent restrictions on the property imposed by the Department of Housing and Urban Development were lifted in 2007.


Osgoode Properties, founded in 1979, is one of eastern Canada's largest owners of residential rental properties. Calls to the firm for comment on the sale were not returned prior to publication.


The company has residential and commercial holdings in Toronto, Atlanta, Montreal, Calgary, Edmonton and Florida. The company recently purchased 135 apartment units in Largo for $4.3 million. (See related story.)
