767,000-square-foot Sarasota distribution center listed for lease

A nearly 800,000-square-foot warehouse in Sarasota is up for lease.

Ian Black Real has listed the property at 6100 McIntosh Road along with Cushman & Wakefield. According to the Sarasota commercial real estate firm, the space includes 202,857 square feet of cold storage which is believed to be the largest of block of its kind available in Florida. The firms did not disclose an asking/lease price.

The 766,579-square-foot facility was formerly occupied by food distributer United Natural Foods before it moved into its new space last year. It was originally built in 1981 for Winn-Dixie which moved out in 2004.

The available space takes up about 82% of the 929,856-square-foot Gulf Coast Gateway building. The building sits on 43 acres with an additional 13.65 acres of adjacent industrial outside storage land available.

Ian Black says in statement that the facility includes a “substantial mechanical infrastructure designed to support cold and refrigerated distribution operations.” It also has space for truck, trailer and equipment outdoor storage.

And it has secure gated access and allows for a guard to be present at the gate.

“This type of facility is extremely difficult and expensive to replicate, given the specialized mechanical requirements, high construction costs and the limited availability of appropriately located land,” Brie Tulp, a sales associate at Ian Black, says in the statement.

“These factors have put second-generation cold storage facilities in high demand, increasing the value of these properties for the appropriate user.”

The firm is representing the current owner, Toronto-based Agellan. It paid $52.5 million for Gulf Coast Gateway in 2016 and currently owns and manages more than 6.4 million square feet of industrial property across 47 assets in the U.S.
