St. Petersburg office towers sell for $19 million

The two-building office property in the city’s Carillon Park was nearly fully leased when bought by Nevada firm.

A two-building office property in St. Petersburg has sold to a Nevada real estate investment firm.

The buyer, the ESN Group, paid $19.5 million for the property, according to Pinellas County records.

Castille at Carillon, at 400 and 450 Carillon Parkway, is in the sprawling 432-acre Carillon Park mixed-use development and totals 104,897 square feet.

CBRE, which represented ESN and announced the deal, says the office buildings were 93% leased at the time of sale with 21 tenants.

The buildings, built in 1999 and renovated in 2020, have a two-story parking garage, an onsite canteen and renovated common areas and lobbies.

The seller is an Orlando LLC that paid $10.08 million for the property in 2002.
