An office portfolio including 10 buildings in Bradenton has sold for $7.5 million. The properties are in Wildewood Professional Park, at 3639 Cortez Road W.
A two-story building fronting Cortez Road anchors the office park, which includes about 75,564 square feet of professional and medical office space on 8.17 acres.
The seller is Fullerton Bradenton Wildewood LLC, an entity that corresponds to a real estate firm in Williamsville, New York. SVN Commercial Advisory Group Senior Advisors Tony Veldkamp and Matt Fenske represented the seller in the deal.
The buyer is Wildewood Property Group LLC. A member of the purchasing entity, David Greenfield, is a commercial real estate agent, according to a statement.
“Wildewood presented a rare opportunity to acquire a sizable office portfolio with an established tenant base in one of Manatee County’s most active growth corridors,” Veldkamp says in the statement. “Its location, scale and range of professional and medical office space create a strong foundation for continued performance as the surrounding market expands.”
The office park is home to a mix of professional and medical office tenants, with flexible suite setups and surface parking. Occupancy was 93% at the time of the sale, a spokesperson says. While it was originally offered as an 11-building portfolio, the $7.5 million sale excluded the freestanding office property at 3701 Cortez Road W., according to a statement.
“Wildewood’s range of office configurations, diversified tenancy and record of strong occupancy set it apart amid an evolving office landscape,” Fenske says in the statement. “The successful sale of this multi-building portfolio underscores sustained investor interest in established, well-positioned assets within the Bradenton market.”
