Multiple signs in the third quarter are pointing to a strengthening real estate market in Sarasota and Manatee counties, according to a new report from the Realtor Association of Sarasota and Manatee. Among them are an uptick in luxury home sales and double-digit gains in condo and townhome sales.

Nine single-family homes in Sarasota County sold for $10 million or more in the third quarter, up from one in the third quarter of 2025, marking an 800% increase, according to RASM. Five of those homes sold in September, the report says. Among them were a newly built $26 million home and a nearly $22 million estate, both on Siesta Key.

There were also 11 single-family home sales in Sarasota County from $5 million to under $10 million, a 175% increase over the four sales in that price point a year earlier.

Manatee County saw two single-family home sales of $10 million or more in the third quarter, after recording zero sales in that price point a year earlier, the report says.

Single-family homes were not the only luxury properties changing hands. There were 10 condo and townhome sales in Sarasota County of at least $10 million — all in September — compared with none in the third quarter of 2025, according to RASM. Another 15 condos or townhouses sold for $5 to under $10 million in Sarasota County, up from one in the third quarter of 2025.

There were other positive signs, too. Condo and townhouse sales overall increased 26.8% year over year in the third quarter in Sarasota County and 13.9% in Manatee County, RASM says. (In comparison, single-family home sales were up 3% in Sarasota County and 4.2% in Manatee County, according to the report.)

In Sarasota County, the median sale price for condos and townhouses increased 6.4% to $324,380, while the average sale price rose 77.2% to $718,721. In Manatee County, the median sale price for condos and townhouses increased 2.3% to $307,000, while the average sale price rose 5.7% to $348,886.

In both counties, condo and townhouse sellers were getting closer to their asking prices. According to RASM, Sarasota County sellers received a median of 92% of their original list price, up from 88.4% in the third quarter of 2025. Manatee County condo and townhouse sellers received a median of 92.8% of their original list price, compared with 90.3% a year earlier.

Single-family home sales also reflected positive trends. In Sarasota County, the median sale price for single-family homes rose 3.7% to $485,000 in the third quarter, while the average sale price increased 20.2% year-over-year to $807,627. Sellers received a median of 94.4% of their original list price, compared with 91.9% a year earlier.

In Manatee County, single-family home sales were up 4.2% over the third quarter of 2025; the median sales price rose 3.2% to $490,000; and the average sale price went up 4.4% to $657,127. Sellers in Manatee received a median of 95.6% of their original list price, compared with 93.8% a year ago.

“The trend line continues to show a strengthening market across multiple data points,” RASM President David Crawford with The Catalist Group at The Keyes Company says in the statement. “Even with new listings increasing across all segments, inventory continues to shrink, showing buyer demand is outpacing current supply.”

Active listings in both counties were down in both counties at the end of the third quarter compared with the same period in 2025. Townhouse and condo listings were down 13.9% year-over-year, lowering months' supply from 6.3 to 5 months. Single-family home listings were down 1.7% year-over-year, while months' supply declined from 4.2 to 3.9 months.
